Project Background
Client purchased a property in St Catharines, Ontario, and desired to lease both the upper and lower unit, but the basement had to be converted into a second suite to accomplish this goal.
Challenge
The initial designer abandoned the drawing after submitting to the building department. There were not contractors scheduled to begin work and most contractors were booked for 3 months in advance.

First phase:
Take over conversation with the local building department regarding the permit drawings approvals and see it through to approvals.
Second phase:
Engage contractors in a pre-approval and competitive bid process for the project.
Third phase:
Manage the scheduling of building inspection through to occupancy as well as the resolution of punch list t project closeout

To complete work in two phases. First, the renovation and leasing of the upper unit. Second, the renovation and leasing of the lower unit. This reduced the property carrying cost for the investor.

First phase:
To complete non-permit contractor drawings for renovation on the upper unit. This included painting, flooring, baseboard, doors, hardware and trims along with the complete restoration of the upper unit bathroom and installation of a new separate laundry. Upon completion the upper unit was leased before construction on the basement unit began.
Second phase:
To complete permit drawings for renovation of the basement unit, including the installation of ceiling and wall fire separation, interconnected smoke alarm, egress window, 200-amp panel, bathroom, kitchen and laundry.
